Job Title: Facilities Building Systems Technician Department: Lima Campus   Function Statement: Under the supervision of a senior technician or supervisor, performs intermediate level tasks that ensure a safe and comfortable environment, uninterrupted operations of mechanical and utilities systems and equipment, and indoor air quality. Duties include but are not limited to: providing building support services and inspecting, troubleshooting, calibrating and repairing/replacing building systems and equipment. Responds to emergency situations, such as electrical, mechanical and medical gas disruptions, evaluates and corrects these problems. Initiates appropriate protocols when problems cannot be resolved.   Assists other trades as needed; adheres to all safety practices and procedures; cleans and maintains work areas and equipment; attends meetings; completes documentation; provides a high level of customer service; communicates to customers, coworkers and supervision via written, electronic and verbal methods and devices; operates department vehicles; and performs other duties as assigned.  Actively supports our commitment to the university value of acting with integrity and personal accountability to establish a culture of professionalism in the workplace.   Shift, hours, days, and/or location are subject to change based on operational need in accordance with the collective bargaining agreement; may work overtime; subject to 24 hour emergency call.   Job Duties: Incumbents may perform some or all of these duties and other job-related duties as required.   Technical Specialties (70%): HVAC System Fixtures and Components Installation and Repair Inspects, diagnoses, tests, repairs, adjusts and maintains air conditioning, air handling, and heating and cooling systems and components, refrigeration systems, pneumatic, hydraulic, electrical, electronic, and mechanical controls and/or components (including solenoids, switches and relays), steam traps, pressure regulators, steam heat exchangers, pumps, fans and motors; May periodically overhaul air conditioning, air handling and heating systems; May test, pull and replace electronic components.  Responds to and analyzes air flow issues, chilled water issues, and heating hot water issues.  Measures/adjusts airflow.  Cleans condensers, coils; Inspects fan motors, belts, and blades. Replaces filters, compressor and associated tubing for damage/wear and tear; checks for leaks, etc.  Installs/replaces HVAC fixtures including, but not limited to: duct work, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches and water lines.  Tests electrical circuits and components for continuity.   System Monitoring Monitors HVAC system and equipment, building automation systems (BAS), cooling towers, heating hot water systems, chillers, control air systems, steam systems, and boiler operation.  Monitors chilled water systems.  Assists with or performs basic air balancing tasks.  Assists with or operates, maintains and tests fire and emergency power systems/equipment.  May assist higher level technicians with troubleshooting mechanical systems, electrical supply repair and/or boiler monitoring.   HVAC Controls and Building Automation Inspects thermostats and other temperature controls, including building automation controls, for proper function.  Replaces and repairs pneumatic and electronic controls.   Preventative Maintenance Performs preventative maintenance: calibration, cleaning, inspection and repairs of controls, dampers, belts on HVAC and other mechanical systems and equipment.   General Duties (30%): Communication / Record Keeping Documents labor, materials and work performed on work orders.  Requests materials and equipment required to perform tasks.  Provides feedback on materials.  Informs customers when task are completed.  Documents regulatory compliance tests.  Updates building drawings.   Other Departmental Duties: Participates in professional development/ continuing education activities: obtaining and maintaining required certifications, soft skill development, etc.  Participates in meetings, trainings, and orientations.  Participates on emergency response teams.  Interacts with and assists other areas and staff within the department.  May participate on committees.  Performs other duties as assigned.   Major Work Characteristics: Ability to: 1) read, understand and update blueprints, schematics and as built drawings,  2) read, understand and apply safety standards and practices (e.g., hazard communication, infection prevention, lock-out/ tag-out),  3) read, interpret and understand technical manuals and systems specifications,  4) follow applicable trade specific codes, standards and regulations,  5) learn technical skills and apply new knowledge to solve problems,  6) select and use hand, power and machine tools,  7) operate and test emergency generators,  8)maintain a clean and safe work environment, 9) add, subtract, multiply and divide whole numbers; calculate fractions, decimals and percentages; use algebra, geometry and trigonometry,  10) instruct others to perform a task,  11) provide guidance and expert advice about technical systems or processes,  12) locate, disable and enable electrical disconnects and plumbing shut-offs, Skills: 13) problem solving,  14) conflict management (e.g. handle complaints, identify issues and negotiate with others), 15) computer (e.g., data entry, data retrieval, electronic communication, internet searches, navigate and retrieve information from websites, create basic reports using Microsoft Word),  16) customer service (e.g. demonstrate empathy, meet quality standards, actively look for ways to help others),  17) brazing and soldering,  18) planning and prioritizing work,  19) resource management,  20) troubleshooting (e.g. integrated HVAC/R systems),  Knowledge of: 21) chilled water and hot water systems integration and operation, 22) air flow and water balancing principles, tools and techniques,  23) relationship of preventive maintenance and equipment life-cycle, 24) building automation systems and controls,  25) AC/DC theory, 26) hydronics theory,  27) integration of building mechanical systems and controls, 28) boilers, 29) fire alarm system monitoring     Additional Information: The Ohio State University at Lima is one of six campuses through The Ohio State University. Qualifications:
Minimum Classification Requirements: High school diploma/GED or equivalent combination of education and experience; high school algebra and geometry proficiency; minimum four years’ experience in building systems operations, commercial/industrial building maintenance, and/or HVAC and building automation systems or equivalent combination of education and experience; obtain the following within probationary period: EPA Section 608 Technician Certification- Universal and valid OSHA 10-hour General Industry Safety and Health card; successful completion of probationary period includes demonstrated competence in each of the identified technical specialties as required for this position’s level of responsibility.   Desired Qualifications: Associates/technical degree or certificate in skilled trades/maintenance related field; two years’ experience with Direct Digital Controls (DDC) and building automation; two years’ experience working on large scale heating and cooling systems; boiler operator’s license (e.g., low pressure, high pressure)   Physical Requirements: Must be able to push and pull 70 lbs. and distinguish colors; climb and stand on ladders for extended periods of time   Unusual Work Conditions: May work in hot, cold, dusty, or dirty environments for an extended period of time; may work in cramped spaces.
